Quick answer: Have your chimney swept and inspected once a year, ideally in early fall before your first fire, and have your dryer vent cleaned at least once a year. In San Antonio, don’t plan chimney cleaning for late spring or summer if chimney swifts are nesting in your flue: they are protected by federal law, and late fall is the best time to clean.
Why Chimney and Dryer Vent Maintenance Matters
- From 2017 to 2019, U.S. fire departments responded to an estimated 34,200 heating fires in homes and other residential buildings each year, causing an average of 165 deaths and 600 injuries a year.
- 77% of those heating fires were confined to chimneys, flues or fuel burners.
- Heating fires peaked in January (20%) and in the early evening, from 5 to 9 p.m.
- In 27% of the heating fires that spread beyond the chimney or burner, the heat source was too close to something that could burn.
- About 2,900 clothes dryer fires in homes are reported each year, and failure to clean is the leading factor (34%).

The San Antonio Maintenance Checklist, Season by Season
| Season | Chimney & fireplace | Dryer vent | Why now |
|---|---|---|---|
| Early fall (September–October) |
Book your annual sweep and inspection. Check the chimney cap and crown, make sure the damper opens and closes, and test smoke and carbon monoxide alarms. | Check that the outside flap opens freely while the dryer runs. | Chimney swifts have left for the winter, and the work is done before the first cold front. |
| Winter (November–February) |
Burn only dry, seasoned wood. Use a fireplace screen. Keep furniture, rugs and decorations away from the fireplace. Let ashes cool, then store them in a metal container outdoors. | Clean the lint screen after every load. Watch for loads that take longer than 30–45 minutes to dry. | Heating fires peak in January, mostly in the early evening. |
| Spring (March–April) |
After your last fire of the season, schedule any cleaning or repairs before birds return. Install a chimney cap if you don’t have one, as long as no birds are nesting. | Schedule the yearly dryer vent cleaning. | Chimney swifts return from South America in spring. Once they nest, cleaning has to wait. |
| Summer (May–August) |
If you hear chirping in the chimney, leave the birds alone and keep the damper closed. Plan cleaning for late fall. | Check the outside vent for nests from birds or rodents. | Removing or disturbing nesting chimney swifts is illegal under the Migratory Bird Treaty Act. |
Chimney and Dryer Vent Questions
How often should a chimney be swept in San Antonio?
Once a year. The national standard for chimneys and fireplaces, NFPA 211, calls for an inspection every year, and the U.S. Fire Administration recommends having chimneys cleaned and inspected annually by a qualified professional. Mild winters mean fewer fires, but creosote, nests and storm damage still build up.
When is the best time to schedule a chimney sweep?
Early fall, after chimney swifts have migrated and before you light the first fire. Spring, right after your last fire, also works if no birds have moved in yet.
Can you remove birds from my chimney in the summer?
Not if they are chimney swifts. The Texas Parks and Wildlife Department puts it plainly: “It is illegal to remove or disturb Chimney Swifts, their nests, eggs or young during the breeding season.” It recommends waiting at least 6 weeks if there are eggs and at least 4 weeks if there are young, and says late fall, after the swifts leave, is preferable. Other birds and animals can often be removed sooner. See our bird removal and prevention page or call us to find out what’s in your chimney.
How often should a dryer vent be cleaned?
At least once a year, and sooner if loads take longer than 30–45 minutes to dry or the dryer gets hot to the touch. More on our dryer vent cleaning page.
What does a chimney inspection include?
NFPA 211 describes three levels of inspection, from a visual check of the accessible parts of the chimney (Level 1) to a more detailed inspection, often with a video camera, when something changes or a home is sold (Level 2). See our chimney inspections page for details.
